We believe in simple pricing. Our services include four basic fees for Monthly Management, Leasing, Maintenance, and Custom Services. This allows owners to “pay as you go” for just what you need. Click on the buttons below to see what is included in each category. 

Included in our Leasing Fee

Pre-Leasing and Unit Turnover

  • Rental analysis at leasing and lease renewal to determine market rate and opportunity for rent increases
  • Unit inspection upon tenant move-out with photos
    • Issue a compliant report for security deposit withholds and establish new baseline conditions for the next tenant
    • Create punch list for unit turn – submitted to owner for review and approval
    • Coordinate all approved repairs to refresh unit
  • Coordination of deep clean between tenants
  • Take photos of the unit for the listing
  • Write attractive listing description and post on multiple rental sites to generate maximum interest
  • Respond to all inquiries within 1 business day (more often same-day) to generate applications

Applicant Screening and Verifications

  • Screen all applications for qualification and in accordance with fair housing laws
  • Conduct showings
  • Complete background checks (credit, eviction, and criminal history) for qualified applications
  • Employment and income verification
  • Inspection of driver’s license
  • Collection of first month’s rent and deposits
  • Prepare and sign lease agreements and addendums
  • Move-in support and key coordination for new tenants

Leasing Guarantee

Our leasing process is exceptionally thorough and we have a long history of placing outstanding tenants. On occasion, a tenant we place for a 12-month (or similar) term will have a life event where they break the lease and move out early. If this occurs, we offer the following – 

Early termination protections:

  • Within 6 months of lease start: We will find you a new tenant and waive our placement fee
  • Between 6 to 12 months from lease start: We will find you a new tenant and prorate our placement fee (e.g., if tenant moves out at the end of 9 months on 12-month lease (75% of the lease term), we will only charge 75% of our tenant placement fee)

In the event we have been deceived in the leasing process and place a tenant who necessitates eviction, we offer the following* – 

Eviction protections:

  • Within 3 months of lease start: Full refund on leasing placement fee plus placement of new tenant and provision of eviction coordination services at no charge
  • Within 6 months of lease start: 50% refund on leasing placement fee plus placement of new tenant and provision of eviction coordination services at no charge.
  • Within 12 months of lease start: Placement of new tenant and eviction coordination services at no charge

*Owner still responsible for attorney fees and related costs.
