We believe in simple pricing. Our services include four basic fees for Monthly Management, Leasing, Maintenance, and Custom Services. This allows owners to “pay as you go” for just what you need. Click on the buttons below to see what is included in each category. 

Included in our Repair and Maintenance Coordination Fee

In-House Maintenance

  • HPM is proud to have an in-house maintenance department to help reduce costs and increase speed of repairs
  • Charges are billed at $70/hr +one-way travel and prorated minute to minute – no minimums
  • No coordination fee is charged when you use our in-house maintenance team
  • No fees or extra charges when we coordinate routine snow removal and landscaping vendors – their fees are passed along to you at cost
  • Completion of required testing for radon, well water quality, lead paint, etc (does not include cost of test kit or laboratory testing fees)
  • Low barrier for tenants to submit maintenance tickets
    • Direct link to our robust maintenance platform (Property Meld) from their tenant portal
  • Reliable project management on all repair and maintenance issues observed or reported:
    • Full tracking in our maintenance ticketing software (Property Meld) with detailed history and photos
    • Owners notified of reported or observed issues, our recommended resolution, and when the repairs are complete along with any relevant details
    • Issues addressed and closed out in a timely manner

Third-Party Vendor Coordination

  • Vendor selection
    • You benefit from our knowledge of, and relationships with, numerous high quality vendors
    • Due to the volume of our business, we are often given preferred rates and priority scheduling which are directly passed on to you
    • We do not have any financial relationships nor do we accept kickbacks or any kind of quid-pro-quo with any third-party vendors. Our only relationships are those built on mutual goals of providing our customers and tenants with the best quality for cost of service
    • We will find alternate vendors or obtain a second quote if we feel a vendor has shifted away from the cost or quality we expect or if a situation is unique enough to require a comparison
  • Ensure vendor is quoting a fair price for the work requested
    • The volume of jobs we manage, quotes we review, and vendors we work with gives us excellent insight into what work should cost and helps us maintain the best balance between quality and cost for our clients
  • Ensure vendor compliance with housing laws and our own policies
    • Coordination of a minimum of 24-hour notice before entering units for non-emergencies
    • Zero tolerance for discriminatory practices
    • Expectation of interaction with tenants in line with the HPM mission and brand
  • Confirm vendor did the work expected and paid for
  • Collect information from the vendor on what they observed, what they did and why so that this information can be passed along to tenants and owners as indicated
  • Timely payment to vendors to maintain relationships and have expenses reflected in your account concurrent with when the work was done
