There are two steps to getting approved: 1) Qualification and 2) Approval
Are showings required?
Showings are not required, but they are highly encouraged. We want to make sure the home meets your needs and standards before we progress to lease signing.
Do I have to submit an application before viewing a property?
No, but waiting to submit an application can put you at a disadvantage.
Submitting your application ensures you are notified of upcoming open houses and deadlines to express interest in moving forward. Also, while we do not guarantee this, the earlier an application is submitted, the more time we have to contact you if there are errors or discrepancies that need to be corrected.
If you do want to move forward, you will not be eligible to do so until all adults in your household have submitted an application. For our more popular homes, these deadlines are sometimes 3-4 hours after the conclusion of an open house. It can be difficult to turn around an application that quickly and gives our team no opportunity to follow-up if you submitted your application with an error.
Finally, if there are two applications with the same qualifications, the person who submitted their application first will get first priority for leasing.
When will I be notified of my application status?
During the first week of an active listing, qualified applicants will be invited to see the home and submit their application by the communicated deadline. After the deadline, all applications will then be reviewed at the same time and applicants will be notified of their place in line for the home.

Do you allow pets?
Most of our listings do allow pets, including cats and dogs, but the exact allowances are specific to each listing. It’s rare that any of our listings allow more than 3 pets.
Do you have a pet deposit or pet fees?
We do not charge a separate pet deposit. Some listings do have a separate monthly pet rent. These are rental specific and included in the listing description if they apply.
Do you accept Section 8 other housing programs?
Yes, we accept all housing programs.
How much are the deposits?
What happens if I do not complete the leasing process within the required timeframes?
If there are other applicants who have expressed interest in the home and you do not complete your approval process, lease signing and deposit payments within the required timeframes (see above under “Application Process”), your application process will be canceled and we will move to the next applicant in line.
Is the Resident Benefit Package required?
The Resident Benefit Package (RBP) provides renter’s insurance which is required by our lease with a minimum of $100,000 in liability coverage. At $25.95, our negotiated pricing is hard to beat, especially when you factor in that this also includes credit building, identity theft protection, discounts, cash back, and other fun rewards. If you prefer to purchase your own renter’s insurance, however, you may opt out of the RBP once your insurance has been submitted and verified.
