Applying for a Rental Property with HPM

Application Process

  1. Complete Our FREE Application 
    • Our application can be found here
    • Every household adult (age 18 and older) must submit an application
  2. Request a Showing
    • You can request a showing by emailing or texting our leasing team at [email protected] or 207-500-7027
    • Provide your full name, property address of interest, phone number and email address so we can add you to our self-scheduling system
  3. Request to Move Forward
    • Like a home and want to move forward with lease signing? Let us know by emailing our texting our leasing team at [email protected] or 207-500-7027
    • If multiple parties request to move forward at the same time, applications will be ranked in order of 1) Completeness, 2) Income Qualification, 3) Preferred Start Date and 4) Application Date
  4. Get Approved
    • To begin approvals, a processing fee of $45 for the first adult and $25 for each additional household adult is required
    • Provide documents for employment, income, and identity verification
      • 24-hour deadline to provide documents when multiple applicants are interested
    • Submit to a background check (see approval criteria below)
  5. Lease Signing and Deposits
    • Approved applicants will have 48 hours to sign and pay
    • HPM then countersigns the lease and the unit is secured 
  6. Move-In!
    • ~2 weeks before lease start, HPM will send information about keys, move-in procedures, and HPM resident resources

Qualification and Approval

There are two steps to getting approved: 1) Qualification and 2) Approval

  • Initial Qualification
    • Applicants must have a minimum monthly income equal to 2.5x rent
    • “Income” includes all employment income, housing program support (i.e., Section 8 or General Assistance), disability, social security, employer sponsorship, or other third-party support payments
      • If using savings in lieu of income, a savings balance equal to 3 years of rent and living expenses is required
    • Total number of household members does not exceed HPM occupancy limits of 2 people per bedroom
    • Pet and smoking status does not exceed limits of rental 
  • Approval
    • Employment Verified
    • Income Verified
    • Identity Verified
    • Background check completed and includes:
      • Credit score greater than 500
      • No delinquencies on active or inactive accounts in the last 5 years (other than medical)
      • No eviction records within the last 7 years
      • No criminal convictions in the past 7 years that include a violent, theft, or Schedule I or II drug offense

Leasing FAQs

Are showings required?

Showings are not required, but they are highly encouraged. We want to make sure the home meets your needs and standards before we progress to lease signing.

Do I have to submit an application before viewing a property?

No, but waiting to submit an application can put you at a disadvantage.

Submitting your application ensures you are notified of upcoming open houses and deadlines to express interest in moving forward. Also, while we do not guarantee this, the earlier an application is submitted, the more time we have to contact you if there are errors or discrepancies that need to be corrected.

If you do want to move forward, you will not be eligible to do so until all adults in your household have submitted an application. For our more popular homes, these deadlines are sometimes 3-4 hours after the conclusion of an open house. It can be difficult to turn around an application that quickly and gives our team no opportunity to follow-up if you submitted your application with an error.

Finally, if there are two applications with the same qualifications, the person who submitted their application first will get first priority for leasing.

When will I be notified of my application status?

During the first week of an active listing, qualified applicants will be invited to see the home and submit their application by the communicated deadline. After the deadline, all applications will then be reviewed at the same time and applicants will be notified of their place in line for the home.

Do you allow pets?

Most of our listings do allow pets, including cats and dogs, but the exact allowances are specific to each listing. It’s rare that any of our listings allow more than 3 pets.

Do you have a pet deposit or pet fees?

We do not charge a separate pet deposit. Some listings do have a separate monthly pet rent. These are rental specific and included in the listing description if they apply.

Do you accept Section 8 other housing programs?

Yes, we accept all housing programs.

How much are the deposits?

  • Due at lease signing:
    • Full month of rent
    • Security Deposit equal to a full month of rent
    • Resident Benefit Package Enrollment of $25.95
  • Due 90 days after lease signing:
    • Last month’s rent

What happens if I do not complete the leasing process within the required timeframes?

If there are other applicants who have expressed interest in the home and you do not complete your approval process, lease signing and deposit payments within the required timeframes (see above under “Application Process”), your application process will be canceled and we will move to the next applicant in line. 

Is the Resident Benefit Package required?

The Resident Benefit Package (RBP) provides renter’s insurance which is required by our lease with a minimum of $100,000 in liability coverage. At $25.95, our negotiated pricing is hard to beat, especially when you factor in that this also includes credit building, identity theft protection, discounts, cash back, and other fun rewards. If you prefer to purchase your own renter’s insurance, however, you may opt out of the RBP once your insurance has been submitted and verified.
