When they developed an interest in rental properties in 2014, Maine seemed like the perfect place to invest. But there was a problem. As former renters and condo owners, their experiences with property managers had unfortunately all been pretty terrible. They needed a property management company they could rely on that would take care of their properties and residents.
Unable to find a company they could trust, Andrew and Kelsey started self-managing their own buildings and residents. They each brought a decade of professional experience. Kelsey has expertise in operations, process engineering, forecasting, and financial and people management. Andrew has a tech and legal background with a keen eye for strategy and analysis. They both have a passion for real estate and their first years in self-managing yielded great results.
It wasn’t long before they met other property owners who liked the sound of their approach and asked if they would help manage their properties as well. Andrew and Kelsey said yes and in 2016 a new property management company was born.
When choosing a name for the company, they wanted to convey that their approach would include a level of service that property owners often complained about the industry lacking. Things like frequent and proactive communication, sound decision-making, thoughtfulness about vendor selection and costs, and no hidden fees or getting nickled-and-dimed. From that sense of purpose, came Honest Property Management.

In addition, as a data-driven company, we track several metrics and our favorite one to monitor is client turnover. The industry average for client turnover is a shocking 20% per year while HPM has maintained under 2%. With no minimum contract obligations, we take huge pride in our clients continuing to choose HPM, year after year.

Kelsey M. – Owner and CEO
Kelsey’s primary expertise is in operations management and systems/process improvement. She developed her skill in this area while earning her MBA from the MIT Sloan School of Management and in her subsequent 11 years working for major hospitals and healthcare organizations in operational leadership roles. She also has skill in financial management and forecasting, but her favorite activity is in building and working with teams. While technology, systems, and processes are the foundation of HPM, it is our people that interact with those tools and deliver on the HPM promise. Kelsey loves bringing in seriously talented team members who also care deeply about the HPM mission and, together, creating a fun and rewarding place to work and serve our community.
Andrew M. – Broker-in-Charge, and Chief Strategy Officer
Andrew is an entrepreneur at heart and began his career with Boston-based technology start-ups, including one as founder. From there, he migrated to healthcare where he used his knowledge of technology and sophistication in strategic analysis to help deploy billions of dollars in hospital equipment globally. His entrepreneurial spirit never let go though and that’s when Andrew discovered real estate investing. HPM was originally his concept and this coupled with his exceptional ability to analyze property data and deal analysis is what laid the foundation for HPM’s growth and success. In addition to serving as Broker-in-Charge he also serves as the Qualifying Broker.
Ryley A. – Maintenance Manager
Ryley joined HPM as a Property Manager in 2021. His skill in customer service and deep understanding of home repairs, utility systems, and talent with handy work earned him a promotion to HPM’s Maintenance Manager. Ryley runs our in-house Maintenance Department, maintains our vendor relationships and works with our maintenance coordinator for timely triaging and completion of all maintenance tickets. Ryley is a proud Mainer, originally from Lisbon, and a hockey enthusiast.
Katrin H. – Project Manager and Designer
Kat joined HPM as a Property Manager in 2021. She is best known as our “get it done” team member, never having faced a challenge she couldn’t figure out how to solve. Her skill in tackling our most complicated, large scale projects has earned Kat her role as HPM’s Project Manager. In addition, Kat is also highly skilled in design work and partners with our homeowners completing major renovations to achieve modern, updated looks to attract high quality tenants while sticking to a budget and generating a great ROI. Kat and her family of six spend most of their time enjoying all that Maine’s nature has to offer, gardening, and homesteading.
Nicole S. – Property Manager
Nicole joined HPM in 2023 to focus on growing the company’s newest geography in Portland, Maine. Her attention to detail and thoroughness are unparalleled. We’re not sure if these skills are simply in Nicole’s nature or crafted over her tenure in the United States Navy – likely both! Like our founders, Nicole is a seasoned healthcare professional, most notably having spent over a decade as a certified childbirth educator and doula. She is also an exceptionally talented artist and you might stumble across her stunning paintings in one of Portland’s or Brunswick’s local galleries.
Heidee E. – Maintenance Coordinator and Tenant Relations Manager
Heidee is responsible for consistently elevating our customer service. All of our residents love Heidee for her patience, courtesy, and care no matter what they are dealing with in their day. Heidee is also at the helm of our maintenance ticketing system, making sure that all requests are seen, triaged and resolved in a timely manner. She joined HPM in 2021 and has served in multiple capacities, perfecting our back-office operations. She has two children and enjoys cooking authentic Filipino cuisine.
Andrea V. – Leasing Assistant and Tenant Relations Manager
Andrea joined the HPM team in 2024, becoming part of our back-office staff and ensuring the HPM has enough bandwidth to handle all incoming communication from our owners, residents, vendors, and rental applicants. She is also responsible for much of our leasing processes – creating beautiful and accurate listings to attract applicants, following up on all inquiries – usually within just minutes, and ensuring all leasing activities stay on track to minimize vacancy for owners. When she’s not at work, Andrea loves spending time with her family and her dog, Chimmy.
Pat P. – Property Inspector
Pat is the newest addition to the HPM team and has joined us in the newly created and critical role of Property Inspector. Pat’s responsibilities include routine maintenance inspections to help us stay on top of preventive maintenance. She also ensures all homes are up-to-date with safety checks for smoke detectors, fire extinguishers, radon and water testing, annual furnace service and much more. Pat has had an incredible career in healthcare accounting and we are fortunate that working for HPM is her idea of a fun retirement.
