Property Management Services
We believe in simple pricing. Our services include four basic fees for Monthly Management, Leasing, Maintenance, and Custom Services. This allows owners to “pay as you go” for just what you need. Click on the buttons below to see what is included in each category.
Common Examples of Owner Requests Billed as Custom Services
- All Custom Services billed at $70/hr (except where noted below) and prorated minute-to-minute – no minimums
- Shopping for appliances, furnishings, furniture etc.
- Requiring multiple quotes against our recommendation
- We have the expertise to assess quotes without an immediate comparison and getting multiple quotes burns relationships with vendors when we do not hire them.
- Because of this, our custom service fee will apply to compensate both our and the vendor’s time when we don’t believe a second quote will add value but an owner would still like one
- Ad-hoc property checks requested by owner and not as part of a tenant maintenance call or other included. Examples included:
- Inspecting siding after a storm
- Checking a property while tenants are on vacation
- Unannounced visits to monitor tenant behavior
- Ad-hoc meetings at property with owner or with vendors, service reps or other third-parties scheduled by owner
- Providing tenant communication or other coordination when repairs or maintenance are otherwise coordinated by the owner
- Coordinating repairs with home warranty or other insurance agencies
- Coordinating evictions for inherited tenants (e.g., tenants we did not place) or tenants who have resided in the unit for more than 12 months
- Attending court hearings or other off-site in-person activities
- Coordination of state-mandated lead remediation
- Consulting services on investment strategy (billed at $150/hr)
