Prepare your rental property for the winter season to ensure the safety of your tenants and protection of your asset. Winters are especially tough in New England; taking a little extra time this fall to address these items will save you headaches and money once winter sets in.
- Inspect the exterior of your building to ensure there are no cracks in wood, bricks, or other finishes- seal and repair any cracks prior to winter
- Clean-inspect-repair both Gutters and downspouts
- Perform annual service for HVAC system and check to make sure your tenants have been replacing the air filters
- Have Chimney inspected/swept and make sure the chimney hat is securely fastened
- Check all smoke/carbon monoxide detectors – replace batteries
- Shut valve to outside water spigot and cover
- Check trees/shrubs and ensure all pruned and safe for heavy snow
- Provide sand buckets and scoops for all building entry/exit points
- Install parking markers to prevent plow damage to lawn
- Ensure snow removal service is coordinated and that residents are aware of snow removal policy, where to park and when to move cars
- Entryway mats can help prevent slips/falls and protect the flooring in your common spaces from snow, salt and other elements
- Have the roof inspected – especially important if you have a flat roof to ensure flashing is tight and seams are sealed
